Planning permission is the consent of your local authority on a proposed building project and is in place to deter inappropriate development. The building of a new dwelling, or extensive changes to existing buildings, usually requires planning permission.
By submitting a Full Application, you are seeking complete approval for the design of your proposal (including the amount, scale, layout and appearance of the development, as well as any landscaping) and the proposed access arrangements.
By law, any planning permission granted expires after a certain period. Generally, unless your permission says otherwise, you have three years from the date it’s granted to begin the development. If you haven’t started work by then, you will probably need to reapply.
The planning application process can be separated into 5 key stages:
Step 1 – Application and validation.
Step 2 – Consultation and publicity.
Step 3 – Site visit and assessment.
Step 4 – Recommendation/Modifications
Step 5 – Decision.
Building regulations set standards for the design and construction of buildings to ensure the safety and health for people in or about those buildings. … For other building work, such as internal alterations, buildings regulations approval will probably be needed, but planning permission may not be.
The Local Authority has to see that building work complies with the Regulations.
If the work does not comply, you may be asked to alter or remove it. If you fail to do this, the Local Authority may serve a notice requiring you do so within 28 days, and you will be liable for the costs.
With all building work, the owner of the property (or land) in question is ultimately responsible for complying with the relevant planning rules and building regulations (regardless of the need to apply for planning permission and/or building regulations approval or not).
Structural calculations include manual calculations and ones which are completed using specialist software.
They are worked up against specific formulas, which is why they need to be completed by a qualified Structural Engineer. The Structural Engineer must sign the report to make it valid.
If you are planning to renovate or build an extension, you might need a structural engineer to assess the structural condition of your home and calculate the types, weights and dimensions of the materials you need or want to use.
Likewise, if you are self-building, a structural engineer will be vital.
Many practices have an in-house structural engineer or have a structural engineer that they work with and instruct to carry out the drawings and calculations on your behalf.
